As Other Malls Across the Country Struggle, Cross County Center in Yonkers Expanding

Yonkers Mayor Mike Spano recently joined executives from Marx Realty (MNPP), community leaders, and elected officials to celebrate the groundbreaking of two new retail buildings that will anchor the next phase of redevelopment at the iconic Cross County Center.

The 58,000-square foot expansion project includes the construction of a 14,000-square-foot retail building and a two-story, 44,000-square-foot flagship retail building on the center’s north lot, along with underground parking and a dramatic new 4-acre park designed to enhance customer and community experience.

The new buildings represent one of the most significant additions to Cross County Center in decades and mark the first major ground-up retail expansions at the property since the addition of restaurant buildings in 2015 and Target redevelopment in 2023.

Yonkers Mayor Mike Spano said, “Today’s groundbreaking marks another exciting chapter for Cross County Center and for the City of Yonkers. The expansion at this iconic shopping destination represents continued investment in our community, creates new jobs, strengthens our local economy, and enhances the experience for residents and visitors alike. We are proud to support thoughtful development that keeps Yonkers thriving and reinforces Cross County Center’s role as a premier regional destination for shopping, dining, and entertainment.”

The larger two-story building is planned to accommodate a national apparel retailer’s super flagship location, while the additional retail building will create opportunities for new tenants and experiences at the center. The project will also include a new park of lush landscaping, a boardwalk, seating areas, vertical transportation access, pedestrian enhancements, and improved walkability throughout the north lot redevelopment area.

In addition to the new retail buildings, the redevelopment will introduce a dramatic 4-acre park and boardwalk experience featuring an allée of trees, café-style seating, gathering areas, and flexible programming space for seasonal events, farmers markets, wellness programming, and Summer Fest activities. The green space is envisioned as the new “front door” to the center.

Marx Realty is working with GTL Construction, TPG Architecture as architect of record and Dirtworks Landscape Architecture on the design of the new park and landscaped public spaces that will anchor the redevelopment project. 

First opened in 1954 as the nation’s first open-air shopping center, Cross County Center today welcomes approximately 14 million visitors annually and is home to more than 100 retail, dining, entertainment, and educational tenants. Recent additions and investments throughout the property continue to reinforce its role as one of the Northeast’s most successful lifestyle centers.

Located at the intersection of the Cross County Parkway and I-87, the 1.15 million-square-foot center remains a major economic engine for Yonkers and Westchester County.
