Fixora NYC today outlined its end-to-end approach to New York City Department of Transportation (DOT) sidewalk violation compliance, citing sustained demand among residential and commercial property owners for a single contractor to manage inspection, permitting, repair, and violation dismissal. The company said the offering reflects the growing administrative burden owners face when a sidewalk violation is issued against their property.
Across New York City, responsibility for sidewalk maintenance rests with the abutting property owner rather than the city. Under New York City Administrative Code § 19-152, owners are obligated to maintain, repair, and replace the sidewalk adjacent to their property, and under § 7-210, enacted in 2003, they may be held liable for personal injury caused by a failure to keep that sidewalk in a reasonably safe condition. According to the NYC DOT, a sidewalk violation carries no fine on issuance. It functions instead as a repair order granting the owner 75 days to complete the work, after which the city may perform the repair and bill the owner directly.
Enforcement attention appears to be increasing. In January 2026, the New York City Council introduced Int. 0195-2026, a proposed local law that would impose civil penalties of $5000 on property owners who fail to repair sidewalk defects. However, the measure remains pending and has not been enacted.
According to Fixora NYC, owners most frequently seek assistance after receiving a violation notice they did not anticipate, and the procedural requirements are the principal source of delay. The company noted that only contractors registered with the NYC DOT may apply for sidewalk repair permits and that property owners generally cannot file on their own behalf without an active DOT Permittee ID.
“Most people who call us have never dealt with a violation before, and the paperwork concerns them more than the concrete does,” said Ethan Ramirez, Project Manager at Fixora NYC. “Our role is to tell an owner what the city requires, what it will cost, and when it will be complete and then to deliver against that.”
The company’s approach is organized around taking each of those decisions off the owner’s desk before they become problems. Nothing is charged at the outset: the company reviews the violation notice and inspects the sidewalk at no cost, then measures what is actually on the ground against the DOT’s sketch and builds a repair or replacement plan matched precisely to what the city cited, neither padded nor short.
Jason Miller, a Manhattan property owner who hired the company after receiving a notice, said the coordination was what settled his decision. “The repair itself was never the complicated part,” Miller said. “What we did not want was to be the ones chasing the permit, tracking the deadline, and figuring out whether the work would actually satisfy the inspection.”
That experience is drawn from more than 6,000 completed projects, over 5,000 DOT violations removed, and upward of 650 emergency repairs across Manhattan, Brooklyn, Queens, and the Bronx. The same crews handle work well beyond compliance, including sidewalk replacement and new installation as well as curb and driveway repair, which means the concrete does not have to be a violation to be worth addressing.
For owners still weighing whether to wait, the arithmetic tends to answer itself. Sidewalks do not repair themselves, deadlines do not move, and the cheapest version of this job is nearly always the one done on the owner’s terms rather than the city’s.
