The historical, motivational and informative true-to-life chronicle of the experiences of
author Robert J. Flower, Ph.D., titled “21 Halladay Avenue: The Spirit of Success,” is in the
real estate industry over the course of a career lasting more than 55 years. Flower, a Yonkers resident, recently held a book-signing at Barnes & Noble on Central Avenue to promote the book and to discuss the next phase of his life.
The address in the book’s title, 21 Halladay Avenue was Flower’s first real estate listing in Yonkers. As a young and shy man who decided to leave the family business and go out on his own. Our Yonkers readers may know the name Flower from Flower Funeral Home, which was operated by his father until his untimely death in 1955. The business is now run by Dr. Bob’s brother, but after his father’s death Bob was encouraged to run the family business, a path that he didn’t want to take.
Instead Flower got into the unregulated real estate business in Yonkers and Westchester in the 1960’s, which he called “The Wild West,” with brokers stealing listings and properties from each other. During this time, Flower discovered an inner strength and self confidence, which he calls the “Spirit of Success” that drove him to take chances, invest in properties, buy vacant lots and build rental housing that has resulted in the multi-million dollar portfolio with hundreds of units, here in Westchester and Arizona, that Flower has accumulated.
The overall theme of “21 Halladay Avenue” is that ‘Spirit of Success’ is a key factor to achieving ones potential. Flower illustrates how he used this idea to succeed after he left his family business as a young man to venture out on his own. To help others follow the same path, Flower teaches readers how to overcome restrictions; how to Avoid being snookered by business partners, tenants and others; and how one must reinvent themselves as times change
Eventually, Flower became a real estate appraiser and property tax consultant before either was common practice. Flower was able to pitch his talents to American corporations like Ford Motor Company, and worked on their Westcheter properties to have their taxes reduced.
21 Halladay Avenue takes the reader through the rollercoaster ride that is the real estate business, and the ups and downs in the 1970’s and 80’s. Flower was smartx enough to seem to make money in any economic climate, buying distressed properties during a decline, and subdividing, building and selling properties during a boom.
Flower was also a part of the transition of apartment rentals to co-ops and condos in Westchester during his career, and goes through earning his first million dollars in wealth in 1980, and paying an interest rate of 18.5% on his home in 1981. Flower has taught real estate investment courses at several colleges, most notably at West Point.
Overcoming challenges in life is an important part of Flower’s book and his successes in life. Flower started out in the real estate business with no experience and no money. He learned about his profession by listening to colleagues in the business, and becoming aware of those who only wanted to rip him off.
Flower was stricken with Lukemia on two occasions, beating the disease and continuing his life journey, which now includes teaching people about how they can reach unlock their potential through what he calls ‘Natural Intelligence.’
